ACCESS TO AFFORDABLE MORTGAGES
On September 30, the cost of a mortgage could rise significantly. If this happens, many of your clients run the risk of being priced out of the American Dream of home ownership. Even worse, this could hold back the housing recovery.
As REALTORS®, you know that well-qualified buyers don't need yet another hurdle to access affordable mortgage financing.
Please contact Congress today and communicate clearly that a housing recovery depends on keeping mortgages affordable and that Congress needs to prevent these higher loan limits from taking effect.

CAP THAT TAX
Our nation-leading property tax burden is preventing young New Yorkers from achieving the American Dream of homeownership and making it tougher for seniors to keep their life-long homes. New York's REALTORS are taking this action on behalf of the state's beleaguered homeowners who can no longer afford their escalating tax bills.
NYSAR has launched a statewide advocacy campaign in support of Gov. Andrew Cuomo's two-percent property tax cap proposal. We are calling upon all our members to visit www.taxcapny.com and send a letter voicing your support for this monumental legislation. After you TAKE ACTION, please share the link with your clients, customers and colleagues.

PREVENT NEW TAX BURDENS ON REAL ESTATE
Congress is considering new tax proposals that would place additional burdens on owners and investors in residential and commercial real estate.
The real estate industry is still very fragile and likely to remain so. In better times, the real estate industry would be a dynamic engine of job creation. Any new tax burdens on real estate owners will impair and delay further recovery. These proposals are ill-advised, inopportune and potentially destructive.

OPPOSE INCREASING THE STATEWIDE MORTGAGE RECORDING TAX
New York State currently faces a $9.5 billion budget deficit. Recently Senator Martin Dilan (D-Brooklyn) proposed an increase to the Statewide Mortgage Recording Tax to partly close this deficit. REALTORS® across New York must make their voices heard and oppose any increase to the statewide Mortgage Recording Tax.

Take Action and tell Governor Paterson and your state legislators that increasing the Mortgage Recording Tax is NOT the way to solve New York’s fiscal crisis.

OPPOSE INCREASING FRESHWATER WETLANDS OVERSIGHT
There is an important bill pending in the New York State Senate which will negatively affect housing and commercial real estate development across New York. This bill would expand the state Department of Environmental Conservation's (DEC) oversight and regulation of wetlands to include all wetlands of ONE acre or more.
GRAR is encouraging you to Take Action and tell your State Legislators that you strongly oppose S.4956 (Thompson) as it is unnecessary, overbroad, burdensome and would bring housing and commercial real estate development to a grinding halt
